Serving the Notice to Quit and other Court Documents to Tenants


 

We will Serve the Notice to Quit or any Notice Landlords and Property Owners need to Start the Evictions.

You will have to contact us:  We will have you send us your notices, our team will have this Notice Served to the Tenant. We will make attempts to hand the Notice to the Tenant, If we can not,  The Notice will be Placed on the Door of the unit where the Tenant is currently living. We will also Take a Picture of the Posting and send you confirmation showing the Notice Posted on the door the day and time we served this.

Even if Service has been handed to the Tenant: We post a copy on the door and take a picture of the Notice and the Door it is posted on sending you proof of service and photo. (If this becomes a court matter you will have proof of service)

If you don’t have a notice and the Tenant is behind on rent: Dont Worry, 

We can prepare and serve a Notice to Quit to the Tenant. We will send to you an information form, Tenants location, Names on the Lease, How much is your rent and how much the Tenant owes you and what months.

Once the notice has been served you must wait the time given in that notice according to your state laws.  If the Tenant does not comply in this time by either moving out or paying you the money,  you can begin the Process of an Eviction.

Usually this includes: Filling out the Court Forms, Making copies, then bringing them to the Clerk of Court Office in your County, Pay the Fees associated with Filing and have the Summons and Complaint Served to the Tenant.

 

*NOTE:  Service of these Eviction Documents (Summons and Complaints) are faster when you use a Private Process Server, Some states don’t allow this, or you must file a motion with the Courts to allow for a private process server to serve the Summons. In that case you might have to use the Sheriff to conduct the Service.  You can find Process Servers in your State on our National Directory
